Coles Crossing has been a community since 1998, so its oldest houses are well into their second roof and their siding is old enough to be the bigger question.
Hardboard lap siding was era-typical on production houses of the late 1990s. Where it is present and has been kept painted, it can still be sound. Where sprinklers have been hitting a wall for twenty-five years, or beds have been built up against the bottom course, the lower edges swell and flake. Most original roofs here have already been replaced at least once. A replacement from around 2008 to 2012, for example, is now at the age where the 2024 storms mattered: old enough that wind creasing or a hail bruise turns into a leak rather than a cosmetic mark. Wind damage roof check
If both the roof and some siding are due, doing them in one project lets the crew replace kick-out flashing where roof edges meet walls, a detail that is often missing on houses of this age.
