Fairfield is one of the oldest large master-planned communities in Cypress, with homes from the late 1980s and through the 1990s and beyond. Here the siding is at least as likely as the roof to be the reason for a call.
In the newer villages, the reason to look at a roof is the storm record. In the older parts of Fairfield, the reason is simpler: the materials are thirty years old. Hardboard lap siding was era-typical on production homes of the late 1980s and 1990s, and it fails where water sits — lower drip edges, butt joints, the course just above a flower bed. Roofs on the oldest streets are on their second or third installation. A roof from a replacement in the 2000s is now at the end of its life whether or not a storm touched it.
The usual replacement is fiber cement. The quality of that job is decided by what you cannot see afterward: the house wrap, the flashing over windows and doors, and the kick-out flashing where the roof meets the walls. Ask for photos with the old siding off. Fiber-cement siding
Fairfield is deed-restricted, and siding color and material changes generally go through the association’s architectural review. Read the current guidelines first.
