The newest part of Cypress sits north of US 290, where fields are turning into subdivisions. The roofs are brand new, and most owners have not had to think about one yet.
Dunham Pointe broke ground in April 2021, with its first residents in spring 2022, and is planned for about 1,000 homes. Marvida, from Land Tejas, welcomed its first residents in 2022 and is planned for about 2,500. Both sit on land that was open until recently, and many streets still back onto fields or retention ponds with nothing to slow the wind.
That exposure matters. A house at the edge of a new section catches storm winds that older, tree-lined communities partly shelter from. After a strong wind event, the edge-of-section houses are the first to check.
Houses this new are often inside a builder warranty, and a roof problem in the first years may be a workmanship issue for the builder rather than a job to pay for. Read the warranty, note what it covers and for how long, and report issues in writing. A contractor you are connected with can still inspect and document what they find, which helps either way.

Gutters are worth an early look too. Some new houses are delivered with partial gutters, and bare clay yards erode quickly under a downspout.
